We serve clients throughout the Wasatch Front in Utah.

Typically we like to see about 3x the rent amount in gross monthly household income.

For example: if the monthly rent is $2,000 we would want to see around $6,000 a month in gross (pre-tax) household income to ensure you have enough money to cover rent, utilities, food, transportation, and other household expenses. Since it is household income, anyone living in the property that is over 18 can include their income towards this qualification.

If you don’t have enough income to qualify you may always add a co-signer on your lease (someone like a family member or friend who doesn’t live in the property but will guarantee that it will be paid each month).

Typically we like to see credit scores in the mid-600’s or higher.

Having a score lower than that or prior bankruptcies, foreclosures, or evictions are not necessarily a dis-qualifier for tenancy, however an additional security deposit and/or co-signer may be required.

Once you’ve been pre-qualified we will invite you to complete a formal application. Our application process is simple and only takes a few minutes to complete online.

In addition to answering a series of questions, you will submit a copy of your photo ID and paystubs.

You will also be asked to enter your SSN/ITIN during the credit & background check portion of your application and pay the background check fee.

All occupants age 18 and older must submit an application, pass a background/credit check, and sign the lease. Their income will be counted towards the rental income qualification.

No. Smoking and vaping are prohibited at all of our properties, both inside and out.

Some of our properties do allow pets. Pets will require a refundable pet security deposit (to protect against any potential damages) as well as a monthly pet fee (which is on top of the standard monthly rent.)

Yes. Renter’s insurance is required for tenants at all of our properties, and provides you with liability protection, coverage for your lost or damaged personal belongings, as as well as coverage in the event that you or one of your guests damages the property itself.

A policy is easy to acquire, and typically runs less than $10/month.

All rent payments are handled electronically through our easy-to-use website. You can even schedule auto-payments, so you never have to worry about late fees!

We take great pride in providing a safe and comfortable living environment for all of our tenants. Maintenance and repair requests are handled quickly, and may be submitted via the tenant website (the same one you use to pay your rent).

Rent is always due on or before the first day of the month!

We report payment history to TransUnion as a courtesy to all our tenants. This means your on-time payments will actually help you build your credit score!

Late payments will be assessed a late fee, and any tenant with unpaid rent will be served a 3-day pay or vacate notice, followed by a swift eviction from our attorney (unless the unpaid rent is immediately remedied).

Absolutely! If you:

  • Are current with all your rent payments
  • Haven’t caused any loss/damages to the property
  • Ensure that the property is fully cleaned (including steam-cleaning the carpets)

Then you can count on getting your deposit back!
